How far in advance should I inquire about a unit?

Our current tenants give 60 days notice to vacate, so at max 60 days in advance. Some suites will get basic renovations for quick move in dates and some others you need to add 15 to 30 days.

You can inquiry through our Waitlist on our website if you want to get a head start, but the Leasing Agents won't know of locations, floor plans or pricing till a minimum of 60 days before your desired move in date.

Are all suites renovated?

Yes. We have been doing full renovations in our units in the last few years. Suites that have been fully renovated in the past will get basic renovations on second turnovers and be ready faster. Suites that still require a full renovation will need at least 30 days to be ready.

What utilities are included?

In most of our buildings rent includes heat and water. Hydro/electricity is charged separately. 

What is the minimum lease term?

Since April 30, 2018 a standard lease has been introduced in Ontario. The standard lease is mandatory for most private residential tenancies for new agreements signed on or after April 30, 2018. It also contains helpful information about rights and responsibilities under the Residential Tenancies Act.

At Park, all our suites are available for a minimum term of 12 months. 

What happens when the lease expires?

If the landlord and tenant agree that the tenancy will last for a specific period of time, this is called a fixed term tenancy. This is because both the start and end date are set out in the tenancy agreement.

The end of an agreement does not mean the tenant has to move out or sign a renewal or new agreement in order to stay.

Around 90 days prior to the expiration of the lease our residents are reminded about its anniversary. When the twelve months lease term expires tenants can renew it for another twelve months, keep living in the building on a month to month basis or provide a move out notice.

What type of notice do I give when I want to move out?

The landlord or tenant must follow the rules of the act when ending a tenancy. The tenant may end a tenancy by giving the landlord proper notice using the appropriate Landlord and Tenant Board form (N9). They must give at least 60 days' notice, if they have a monthly or fixed term tenancy. 

For a fixed term tenancy, the notice cannot be effective before the last day of the fixed term.

All our residents are required to provide 60 days move out notice by using an N9 form, which can be obtained with the superintendents of the building you live.
